Deluxe-Naturhaus S42
Welcome to vacation home S42 – a spacious natural retreat with over 223 m² of living space on a plot of more than 1,150 m². Nestled among rolling meadows and only about a 5-minute walk from the forest, the house is located on the outskirts of a small village in the municipality of Seubersdorf in Middle Franconia. The location offers peace and seclusion – ideal for anyone seeking nature and relaxation.

Hot tub and fire pit
The wood-fired whirlpool offers a special experience in every season. Complementing the high-quality furnishings of the vacation home, it combines comfort and relaxation outdoors: on warm days it provides refreshment, on cool days it provides cozy warmth and deep relaxation. A place of peace and serenity, nestled in a dreamlike setting of untouched nature that unfolds its own magic in every season.
Dining area
A large solid wood table and 10 comfortable chairs invite you to enjoy meals together and social game nights. A selection of games can be found in the sideboard. For our younger guests, we are happy to provide up to two high chairs in our vacation home.
Kitchen
The high-quality kitchen with a large induction hob, two ovens, microwave, and steam cooker offers ideal conditions for culinary experiences of the highest standard and makes cooking a pleasure.
Living area
A modern Samsung soundbar with subwoofer and HDMI, Bluetooth, and jack connections ensures first-class sound and an atmospheric ambiance. The HD projector with HDMI connection and Fire TV Stick provides access to digital television and streaming services such as Amazon Prime Video and Netflix (with your own account)—ideal for cozy movie nights and shared entertainment.
Bathrooms
There is a modern bathroom on each of the two floors, supplemented by a separate toilet on the ground floor. The bathroom on the upper floor has a seamless design and impresses with its elegant, timeless style. On the ground floor, large-format tiles create a stylish and easy-care atmosphere. Both bathrooms are equipped with a shower and bathtub and also offer a sink and generous storage space for personal care items.
Bedrooms
The house has five bedrooms for 10 people. Each of these cozy and spacious rooms is equipped with a king- or queen-size bed as standard and also offers plenty of space for your belongings.
Blackout blinds ensure a restful night's sleep by completely blocking out the light. All windows (except the skylights) are also fitted with fly screens so that you can sleep undisturbed with the windows open.
Garden, terrace and outdoor shower
A freestanding outdoor shower and a cozy barbecue area with a charcoal-fired kettle grill and outdoor sink complement our spacious garden area, which covers over 800 m². On warm days, the high-quality wellness shower provides refreshing cooling, while in cooler months it ensures invigorating temperature balance after bathing in the hot tub.
Please note: From approximately the beginning of November to the end of March, the outdoor shower and sink cannot be used due to weather conditions (frost period).
The south-west facing terrace, measuring over 100 m², offers spacious seating and lounge furniture that invites you to linger. A place to enjoy the sun and end the day with a breathtaking sunset – a moment that makes time stand still as your gaze wanders over the vastness of the meadows and fields.
Kitchen and dining area - outdoor
Outside, a barbecue and a small outdoor kitchen area with a sink and work surface invite you to create culinary highlights in the open air – without losing sight of the sunset.
In the spacious outdoor area, a solid wooden table with ten comfortable stainless steel chairs invites you to linger together. Whether breakfast in the morning sun or dinner with a view of the sunset – here, eating becomes an outdoor experience.
The high-quality open-air dining area creates space for convivial gatherings, long conversations, and special moments surrounded by nature.
